Casa Cabana

Priced per property.
Not per argument.

Casa Cabana is software for people who own a vacation property together: a family cabin, a lake house, a ski condo, a fractional share.

Free forever for the calendar. 14 days of everything else, no card.

Four questions every shared property asks.

Every one of these has historically been answered by whichever co-owner is most organised, which is its own source of resentment.

Free

Everyone can see the same calendar. Nobody has to be the one who keeps it.

Every owner books their own stays. Everyone sees the same picture, at the same time, without anyone forwarding a screenshot of a spreadsheet.

  • Conflicts are flagged, never auto-blocked. The software tells you; it doesn't decide
  • Booking rules and season quotas, so the agreement your group already made enforces itself
  • Private-stay requests, put to the other owners and recorded
  • Nights used per owner, so nobody keeps score in their head

Founding

Nobody should have to keep a shoebox of receipts to prove they paid for the propane.

Someone always fronts the cost: the fuel, the plumber, the new mattress. Record it once, choose how it divides, and everyone can see what they owe without a spreadsheet or a reminder text.

  • Settle Up nets everything owed and proposes the fewest possible payments, usually one each
  • A receipt attached to any expense, retrievable years later
  • Contributions to a common account, tracked and confirmed per owner
  • An annual True-Up that closes the year instead of letting it trail into the next one
See how the money works

The person who looks after the place sees the work. Never the money.

Groups who employ a caretaker face an uncomfortable choice: give them access to everything, or give them nothing and do the coordination yourself. This is the third option, and it isn't a settings checkbox. It's built into the foundations.

How access works

  • A property manager gets visits to perform, work orders to action, and maintenance records to keep.
  • They cannot see budgets, expenses, receipts, splits, contributions, cost figures on a work order, or comments discussing money.
  • Not on any screen, not through any link, not by any route.
  • Enforced at the data layer rather than by hiding buttons, so it holds even if someone goes looking.

Founding

“We look after the place” is an assertion. A visit log is evidence.

In a claim, the difference is not rhetorical. Renewal, or worse a claim, arrives with a request for documentation, and this is the document: generated from your real records rather than assembled the night before.

  • Policies, deeds and warranties in one place, with expiry reminders before something lapses
  • A failed check on a visit raises a maintenance work order on its own
  • A dated record of every visit, who attended, and what was checked
  • A broker-ready annual report, shared on a link that is read-only, expiring and revocable

Founding

Everything a visitor needs, on a link that expires.

Every group has a version of this: the email you rewrite each time with the alarm code, the wifi, which bin goes out and where the spare propane is. Write it once and send a link. No account, no password, no app.

  • Arrival instructions, house information, house rules and a local guide
  • Your guest can tell you the toilet's running, and it arrives as a work order
  • The link expires and can be revoked at any time

Change plans, cancel, come back. Your records are still here.

The biggest hesitation about putting your property's financial and insurance history into software is what happens if you stop paying. The answer is that it waits for you. Downgrading or cancelling hides the features of the plan you left. It does not delete a single record.
