Who you are agreeing with

These terms are between you and Visser Solutions Inc., a corporation registered in Alberta, Canada, which operates Casa Cabana. By creating an account you accept them.

What Casa Cabana is

Software for people who own a vacation property together. One account covers one property. If your group holds more than one property, write to us.

Your account and your group

The person who creates a property invites the other owners and assigns their roles. Owners, finance administrators, property managers and guests each see different things, and those differences are enforced by the system rather than by convention.

You are responsible for keeping your password secure and for who you invite. An invitation gives real access to real financial records, so invite deliberately.

You must be old enough to enter a contract where you live. Household members are not accounts and cannot sign in.

Plans, the trial, and payment

  • Every new account begins with a 14 day trial of everything. No card is required to start.
  • When the trial ends, your account continues on the free plan unless you subscribe. The calendar keeps working. Nothing is deleted.
  • The Founding Co-Owner plan has a regular price of 129 US dollars per year, per property, billed annually in advance. The first one hundred ownership groups pay 19.99 US dollars per year.
  • Prices are in US dollars. Your bank may apply a conversion charge, which is between you and them.

The founding price lock

If you subscribe as one of the first hundred ownership groups, your price stays at 19.99 US dollars per year for two years from your first payment, even after we introduce tiered pricing at higher rates.

The lock applies to a continuous subscription. If you cancel and later wish to return within that period, write to us and we will discuss it. We would rather say that than promise something automatic that we have not built.

Cancelling, and what happens to your records

You can cancel at any time. Your subscription runs to the end of the term you have paid for and then stops.

We do not give refunds for the unused part of a term. Annual billing at this price assumes it.

When a paid plan ends, the features of that plan become unavailable and the records behind them are hidden. Nothing is deleted. Everything returns if you subscribe again. This is a commitment, not a courtesy, and it is why we bill the way we do.

Insurance materials are not advice

Casa Cabana helps you record what you own, what you paid, and what maintenance was done, and it can produce an annual report from those records for your broker.

That report is documentation, not advice. It is not insurance advice, legal advice, tax advice or a valuation. It does not guarantee any claim outcome, any coverage level or any insurer's acceptance. Replacement values, including those suggested by room capture, are estimates you are responsible for reviewing. Your insurer decides what your insurer decides.

Room capture and suggested content

The room capture feature proposes items and values from a photograph. Every suggestion requires your explicit confirmation before it enters your inventory. Suggestions can be wrong. You are responsible for what you accept.

Acceptable use

Do not use Casa Cabana to break the law, to store anything you have no right to store, to attempt to reach another group's data, to probe or disrupt the service, or to resell it. We may suspend an account that does.

Your content

What you put into Casa Cabana remains yours. You give us permission to store and process it only so far as we need to in order to run the service for you and your group. We do not use it to train models and we do not sell it.

Availability

We do not currently offer an uptime guarantee, and we would rather say so than publish one we cannot support. The service is provided as it is. We aim to keep it running and we will tell you if something goes seriously wrong.

Limits on liability

To the extent the law allows, Visser Solutions Inc. is not liable for indirect or consequential loss, and our total liability for any claim is limited to the amount you paid us in the twelve months before it arose.

Some rights cannot be excluded under Canadian consumer law, and nothing here removes them.

Changes to these terms

We may update these terms. If a change materially affects you we will tell account holders by email before it takes effect. Continuing to use the service afterwards means you accept the change.

Governing law

These terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there.
